1. How does Cash Back at Closing work?
Simply, when you use me, Dave Whittington, as your buyer’s agent to purchase a property listed in the Multiple Listing Service (MLS), you will get Cash Back at Closing, which comes directly from my commission. I’ll give you this commitment in writing. This offer is good on resale properties, new construction, lots and land.
2. Is it legal for a buyer to get cash back at settlement?
Yes. In Maryland and Delaware, a REALTOR can refund or rebate part of his/her commission to a person who is party to the transaction (you the buyer).
3. Why would I give part of my commission to a buyer?
Other industries such as auto makers and electronic manufactures give buyers rebates or cash back offers when you purchase their product. Why not real estate? The only difference here is that the buyer gets Cash Back at Closing when they purchase real estate using my services. I can offer Cash Back at Closing because unlike most Realtors, I am in control of 100% of my commission. By giving Cash Back at Closing to the buyers I represent, I am essentially redistributing my marketing/advertising dollars into my clients. This is the ultimate way to thank my buyer clients and cash is better than any other closing gifts that I know of.
4. What’s the catch, there has to be one, right?
There is no catch. Simply use me, Dave Whittington, as your buyer’s agent to buy your next property and receive Cash Back at Closing. If there has to be a catch, then it would have to be the following - If you are happy with my services and the Cash Back at Closing incentive, then tell your family, friends and coworkers that they too can receive Cash Back at Closing when they use my buyer services. As you know, word of mouth is the best form of advertising. So, there’s the catch… If you can call helping someone you know save some money when they purchase real estate.
5. I’m interested in buying, how can I take advantage of Cash Back at Closing?

1. When I list my property for sale with you, can other Realtors sell it?
Yes. When your property is listed for sale with me, Dave Whittington, your property is entered into the Multiple Listing Service (MLS) so that any and all Realtors can show and sell your property. To help make sure agents will show your property, the buyer’s agent will receive their full commission and I’ll keep what’s left.
2. If I’m paying a reduced commission, will I still receive full service?
Absolutely. I’ll give it to you in writing. You will receive my full array of seller services from the listing appointment through closing. I’ll be there every step of the way. In addition, your property will receive maximum exposure to prospective buyers.
3. How will you market my property?
First and foremost, you will have the benefit of the RE/MAX brand that is the most recognized company brand in real estate. Your property will receive maximum exposure on the MLS, Realtor.com, HomeGain, Google, Yahoo, AOL, REMAX.com and over 75 other websites that advertise properties for sale. In addition, multiple digital photos and a virtual tour will be used to showcase your property to prospective buyers. Your property will also be exposed to the 5000 people in my database who receive my monthly real estate e-newsletter and featured in my print newsletter that is distributed to an additional 1300 owners of resort real estate. Other marketing may include signature signage, custom color property flyers and full color “Just Listed” postcards.
